Notes from the original builder. Custom LED strip lights installed in the slots at the top of the stair landings above the tile. Modern cabinet pulls installed. House has central vacuum and comes with the hose and attachments. Hose is long, it plugs into the wall ports and the unit turns on in the garage. They are awesome. All recessed lighting is LED so the property is energy efficient. All walls inside and out are insulated. Ceiling in master has resilient channels as well. High 90% efficiency heat system, air cond. , solar, on demand water heat. Builders upgraded to stainless steel railings inside and out. Flashing on the roof deck are copper. All deck drains and roof drains are plumbed in the walls to avoid gutters. Stucco finish is senergy, which is a custom mixture of stucco coat and acrylic color. It's most costly but acts like more of a rubber-like coating that seals the finish and reduces cracking. It's a better finish especially near the beach. The stucco corner bead and FHA screed are all plastic, not galvanized steel to prevent them from rusting over time and staining the color coat. Entry and roof deck doors are therma tru fiberglass so they shouldn't deform or corroded in sea air. Windows are alum by Millard, and I believe the large pocket door may be by western or equivalent. It was pricey. The roof decks are typically a double floor made of shaved 2x4's and a ply skin called a ' cricket' to get the roof to drain. That system is nailed on top on the typical BCI I -beam joists. Over time the cricket assembly starts to pull apart from people walking. Builders used larger full height beams instead, then shaved the tops off the over sized beams and installed across them on the deck. Then they install ply sheathing directly on the beams. The exterior stone is a concrete cast product to mimic concrete form board. It's tough and looks really cool. Everyone wants to know what it is. Water, gas, elect, cable is all separately metered.
